1. The first step in a short sale is having a FREE REAL STATE CONSULTATION with our Real Estate Broker by Phone, so we can go over the short sale process with you.  This process is also explained in the steps on this website.  But we realize there is a lot of information and you will have questions, so we ask you read all the info on this site, then give us a call at 425-344-2222 and we'll go over any questions you might have.

You will be pleased to know, that YOU PAY NO REAL ESTATE COMMISSION NOR CLOSING COST! These are paid by the lien holder at closing!

2. One of the reasons we have such a high success rate (95% since 2008) for our clients, is because we partner with Legal Law Teams to leverage and negotiate the buyers short sale offer, and the sellers terms and conditions on their mortgage(s) for a favorable legal outcome.

Before the Law Group can begin your short sale process, you must meet with one of the 6 attorney's on Staff for a Legal Consultation. Phone consultation is also conducted if you are located a great distance from one of their offices. This LEGAL CONSULTATION will give you a complete understanding on what to expect from the process, the likelihood of being successful with the outcome, and it will explain your role, the role of the law team and your real estate broker.

Schedule your legal consultation with any one of McFerran's Law Offices in Everett, Northgate (Seattle), Kent, Kirkland, Silverdale, and Tacoma. Reserve your date and time by calling 253-284-3838 x 1

Please click on the video below to hear why this consultation is so important and why we recommend McFerran Law Group so highly:

3. The next step is listing the home for sale.  The forms at the lower right will be use for that purpose.  Review them, but don't fill them out, we will enter most of the information for you.  JUST REMEMBER that when you see the word "Seller", in a short sale transaction, the lien holder of your mortgage picks up all costs.  YOU NEVER PAY REAL ESTATE COMMISSION NOR SELLER CLOSING COSTS!

4. Next, place a phone call to 425-344-2222 and state you have downloaded the MLS forms for a short sale.  We then will go through the forms with you over the phone.  Please allot 30-45 minutes of uninterrupted time for this process.

5. The next step is to download and print out the Short Sale Loss Mitigation Package on the left column of the page below.  These forms are required by the Law Group, your bank. and the lien holder(s)  before your Short Sale can be negotiated.

It is important that we get your home on the market ASAP.  Give us a call when you have the MLS forms reviewed and printed out and let's schedule an appointment to go over them in person.  We then will asked them to be signed and within 12 hours we will have your listing known to agents worldwide.  That's right, we syndicate your listing and give it top billing --- just in the NWMLS area alone, over 20,000 agents will know about your listing the next day and so will many of their clients.
